Terms & Conditions and House Rules

1. General Provisions

This document sets out the booking terms and conditions, the rights and obligations of both the property operator and guests, as well as the house rules governing the use of the accommodation units within the property.

By making a reservation, paying a deposit or the full accommodation fee, and/or checking into the property, guests confirm that they have read, understood, and accepted these Terms & Conditions in full.

These Terms & Conditions constitute contractual provisions in accordance with the Romanian Civil Code regarding freedom of contract and the binding force of agreements.

2. Check-in & Check-out

  • Check-in: from 3:00 PM
  • Check-out: until 11:00 AM

Early check-in or late check-out may only be arranged with the express approval of the property management and is subject to availability.

3. Accommodation Rules

During their stay, guests are required to:

  • Treat the cabins and all provided facilities with care.
  • Respect the peace and privacy of other guests.
  • Keep both the interior and exterior areas clean.
  • Avoid damaging furniture, equipment, appliances, or any property belonging to the retreat.
  • Comply with all fire safety regulations.
  • Use the cabins solely for temporary accommodation purposes.

The following are strictly prohibited:

  • Organizing parties or events without prior written approval.
  • Lighting open fires outside designated areas.
  • Damaging vegetation or outdoor facilities.
  • Using unauthorized or improvised electrical installations.
  • Engaging in illegal activities or any conduct that disturbs public order.

Management reserves the right to terminate a guest’s stay immediately, without refund, in the event of any breach of these rules.

4. Liability for Damages

Guests are fully responsible for any loss, damage, destruction, or deterioration affecting the accommodation, furniture, equipment, appliances, decorative items, or any other property belonging to the retreat, whether caused by themselves, members of their party, or invited visitors.

Should any damage occur, management reserves the right to recover the full cost of repair or replacement.

Guest liability is governed by Articles 1,349 and following of the Romanian Civil Code regarding civil liability, together with Article 1,270 concerning the binding force of contracts.

If the total value of the damage exceeds any security deposit or amounts already paid, the operator reserves the right to recover the remaining balance through amicable settlement or legal action.

5. Booking & Cancellation Policy

A reservation becomes confirmed only after payment of the required deposit or, where applicable, full payment.

Cancellation more than 21 days before arrival

Reservations cancelled at least 21 calendar days before the scheduled arrival date are eligible for a full refund of all payments made.

Cancellation less than 21 days before arrival

If a reservation is cancelled fewer than 21 calendar days before arrival:

  • deposits are non-refundable;
  • fully paid reservations are also non-refundable.

This policy reflects the loss incurred by blocking the accommodation’s availability and is established in accordance with Romanian contract law.

6. Holiday Voucher Reservations

Reservations paid partially or entirely using Romanian holiday vouchers or holiday cards are non-refundable under all circumstances.

Due to the specific legal framework governing holiday vouchers, amounts paid through this payment method cannot be refunded in cash.

Where legally permitted and subject to availability, management may offer to reschedule the reservation.

7. Force Majeure

The operator shall not be held liable for failure to perform its obligations due to force majeure, unforeseen events, natural disasters, government restrictions, or any other circumstances beyond its reasonable control.

8. Data Protection

Personal data is processed in accordance with Regulation (EU) 2016/679 (GDPR) and applicable Romanian legislation solely for booking management, legal compliance, and administration of the contractual relationship.

9. Governing Law & Dispute Resolution

These Terms & Conditions are governed by the laws of Romania.

Any disputes shall first be settled amicably. Where this is not possible, jurisdiction shall lie with the competent Romanian courts.

10. Legal Basis

These Terms & Conditions are drafted primarily in accordance with:

  • Romanian Civil Code (Law no. 287/2009);
  • Government Ordinance no. 2/2018 regarding package travel services, where applicable;
  • Regulation (EU) 2016/679 (GDPR);
  • Romanian legislation governing holiday vouchers.

Additional Clauses

11. Non-Smoking Policy

Smoking is strictly prohibited inside all accommodation units, including the use of:

  • traditional cigarettes;
  • electronic cigarettes;
  • heated tobacco products;
  • vaping devices;
  • or any similar products.

Smoking is permitted only in designated outdoor areas or open-air spaces, using the provided ashtrays and observing all fire safety regulations.

Failure to comply may result in charges covering professional cleaning, smoke removal, and any additional damage caused.

12. Pet Policy

Pets are accepted only with the prior approval of management, which must be requested before making a reservation.

Pets are not permitted inside the accommodation units and may remain only in designated outdoor areas under suitable conditions that ensure their welfare while respecting the comfort of other guests.

Pet owners are fully responsible for supervising their animals, maintaining cleanliness, and covering any damage or injury caused.

Management reserves the right to refuse entry to pets where their presence may compromise the safety, comfort, or tranquility of other guests.

13. Personal Belongings

The retreat accepts no responsibility for guests’ personal belongings, valuables, documents, cash, or other possessions that are lost, forgotten, damaged, or stolen during or after the stay, except where liability is expressly required by law.

Guests are encouraged to check their accommodation carefully before departure.

Forgotten items found on the premises will be stored for up to 30 days. Upon request, they may be returned to the owner, with all packaging and shipping costs borne by the owner.

14. Video Surveillance

For the safety of guests, staff, and property, certain common and outdoor areas are monitored by CCTV.

Cameras are installed only in shared and external areas and are never placed inside accommodation units or private guest spaces.

Video recordings are processed in accordance with the GDPR and applicable Romanian legislation solely for security purposes, crime prevention, and incident investigation.

By entering the property, guests acknowledge the existence of the CCTV system and consent to the lawful processing of these recordings.

15. Acceptance of These Terms

By making a reservation, paying for accommodation services, or checking into the property, guests expressly and unconditionally accept these Booking Terms & Conditions and House Rules.

Failure to comply may result in immediate termination of the accommodation agreement, removal from the property without refund, and liability for any damages incurred, in accordance with Romanian law.

A reservation and/or accommodation at the property constitutes full and unconditional acceptance of these Terms & Conditions.
